How To Build Property Value With Aesthetic Changes

If you’re looking to sell your home this year (and who can blame you, it’s a buyer’s market, after all), then consider how best to do so to attract that first-come-first-serve, a first-view-first-offer buyer who’ll take your home from you with their first glance. There’s a lot that goes into selling a house, but most of it is down to how you present your space to that buyer for the first time.

Before you’re ready to sell, you need to make sure that your home looks as best as it possibly can. Here are some tips on how to up the perceived value of your home by altering the aesthetics.

Decorate that bare wall with some artwork

One of the best ways to spruce up your home is to decorate any bare walls with some artwork. This will add a sense of scale to each room and add some life to bare walls. Artwork can be expensive, so you could also use this as an opportunity to dive into a new hobby and create some of your own artwork to hang.

Generally, if you’re going to go big with artwork such as canvases, go very big. If you’re going to go small, multiply. It should be noted that if you’re going to hang wall art, you should make sure that it is properly done, nothing looks worse than wonky frames on a wall.

Bookshelves also fill a space

Everyone loves a book nerd! And there’s no greater statement to make that you’re one yourself than putting a few giant bookshelves and cramming them full of your favorites. Bookshelves can get quite expensive, depending on the material they’re made from, but that doesn’t always have to be the case.

For example, IKEA’s Billy series is the go-to for most folks who don’t want to spend an arm and a leg on something made from mahogany. Bookshelves tell the world that this is the home of a reader and offer coziness and a homely feel, and if nothing else, they’re a great way to fill an empty space.

Replace the bedding and other linens

Another inexpensive way to make your home more aesthetically pleasing is to replace the bedding and other linens, such as your towels and even couch cushions. This will give the lounge, bathroom, and bedrooms a fresh new look, for very little money.

If you’re looking for towels, go white, they offer a spa-type feel that shows off any bathroom space. If you’re looking for bedding, go bamboo, it is so much more comfortable than cotton and has anti-odor properties that make it the new go-to for any bed.

Paint the space

Painting a new space will add a brand new feel to any room in the house. You will probably want to do this first before you handle any other steps in the renovation process.

Something else to keep an eye on is whether or not your curtains or blinds blend in well with the new look, and if they don’t, it might be time to look for a replacement set that matches better with your newly-decorated space.

Pay attention to the outside as much as the inside

Far too often, people will hyper-focus on the inside of their space and neglect the exterior, it is just as important, if not more important than the interior of the house. After all, it is the first impression you’re going to leave on a possible buyer, so make sure you pay attention to it.

Whether it needs a quick paint job on the veranda, or something a bit more serious like patching a leaky roof, spend the money and get it done. It will add value to the home when it eventually sells.

Finally, don’t neglect your garden. Make sure the lawn is manicured and any planted trees or flowers are well-tended. The exterior of any property is often where the buyer will make their decision, don’t let your hard work inside be undone by the lack of it outside.
